Full tear-off and TPO installation on a mixed-use commercial building in Passaic, phased to keep tenants operating during the work.
This 18,000 sq ft mixed-use property in Passaic had a 25-year-old ballasted EPDM that was ponding in six places and leaking into two tenant spaces. The owner wanted a long-life replacement but couldn't shut down operations.
We phased the tear-off and TPO install across three weekends, working around tenant schedules. Tapered insulation was added to correct the ponding, and we heat-welded the full perimeter and all penetrations.
The new GAF EverGuard TPO system carries a 20-year manufacturer warranty. The owner gets a reflective white roof that should lower cooling costs noticeably through the summer.
