Flat roofs are a different animal. They move, pond, and carry loads that steep-slope roofs never see. NextGen HIG installs and repairs low-slope systems — TPO, EPDM, and modified bitumen — specified for your building's actual conditions, not a generic application.

Signs you need flat roof systems

Catch these early and flat roof systems repairs stay simple — ignore them and you're paying for interior damage on top of the exterior fix.

  • Standing water more than 48 hours after rain

    Ponding past 48 hours accelerates membrane breakdown, invites algae, and concentrates weight on the deck. Tapered insulation or drain correction is usually the fix.

  • Visible seam separations or bubbles

    Lifted or blistered seams on TPO or EPDM let water below the membrane. Blisters in modified bitumen indicate trapped moisture. Both shorten roof life fast if untouched.

  • Cracked or exposed flashing

    Perimeter terminations, curb flashing, and pipe boots dry out and crack before the field membrane fails. Most flat-roof leaks start there.

  • Interior ceiling stains or dampness

    On a flat roof, water can travel far before it shows up inside. One wet spot usually means several membrane issues upstream.

  • Roof is 15+ years old

    Most single-ply membranes start showing wear at 15 years. If you're past that mark with no maintenance records, schedule an inspection before a minor issue becomes a tear-off.

  • Clogged or undersized drains

    Scuppers, drains, and gutters sized for lighter rain events overflow under modern storm intensity. Upgrading drainage is often cheaper than repeated water-damage repairs.

Materials & options

Systems we install for flat roof systems

We don't push a preferred brand — we spec the system that fits your building, climate, and ownership horizon. Here's what we install and when each makes sense.

  • TPO (thermoplastic polyolefin)

    White, reflective single-ply with heat-welded seams. The current commercial standard — good heat reflection, strong chemical resistance, 15-25 year manufacturer warranties. Best for most new commercial and residential low-slope applications.

  • EPDM rubber

    Black synthetic rubber with taped or adhered seams. Proven over 40+ years in the field. Excellent at temperature cycling and cold weather — often the right pick for rooftop HVAC fields and buildings with heavy mechanical traffic.

  • Modified bitumen (mod-bit)

    Torch-down or self-adhered asphalt-based membrane. Affordable and repairable, typical 15-20 year lifespan. A good fit for smaller residential flat sections like additions or rear extensions.

  • Built-up roofing (BUR)

    Multi-ply asphalt and felt with a gravel or cap-sheet surface. Older technology but still specified on specific commercial retrofits where compatibility matters.

  • Silicone and acrylic coatings

    Restoration coatings that extend existing membrane life 10-15 years. Best on sound membranes nearing end-of-warranty — not a fix for compromised systems.

  • Tapered insulation systems

    Rigid polyiso boards cut to positive slope, eliminating ponding and improving thermal performance. Specified with every new install where the deck is flat or sagging.
