Roof Inspection

Comprehensive roof inspection with written report and photos.

A roof inspection isn't a 10-minute glance from the ground. NextGen HIG's inspectors climb the roof (or use drones when conditions require), examine every penetration and flashing, photograph findings, and deliver a written report that tells you what's wrong, how urgent it is, and what it should cost.

We inspect for new homebuyers, sellers preparing for market, homeowners planning repairs, and insurance or warranty claims. Our reports are accepted by insurance carriers and real estate agents across our service area.

Inspections include photo documentation, remaining-life estimate, and prioritized repair recommendations — the information you actually need, not a sales pitch.

What's included

Every roof inspection project includes

  • Full Visual Inspection

Every slope, valley, penetration, and flashing examined on-roof.

  • Attic Inspection

Where accessible — ventilation, insulation, and signs of active leaks.

  • Photo Documentation

30–60 photos of findings, delivered with the report.

  • Written Report

Clear written report with findings, severity, and recommendations.

  • Remaining-Life Estimate

Honest estimate of remaining usable life based on condition.

  • Prioritized Recommendations

What to fix now, what to plan for, and what can wait.

When to call us

Signs you need roof inspection

Catch these early and roof inspection repairs stay simple — ignore them and you're paying for interior damage on top of the exterior fix.

  • Buying a home — due diligence period

The general home inspection rarely includes a real roof walk. A dedicated inspection during due diligence catches issues that become expensive surprises after closing.

  • Selling a home and want to get ahead of findings

A pre-listing inspection lets you address issues on your terms, not in last-minute buyer negotiations. Documented repairs or remaining life add value.

  • Roof approaching 15-20 years old

At this age, condition matters more than calendar. An inspection tells you whether you have 5 more years or 15 — so you can plan and budget.

  • Visible wear: curling, granule loss, moss

Any of these indicate the roof is past prime. An inspection quantifies the wear and tells you whether repair or replacement is the better call.

  • Insurance renewal review

Carriers increasingly require proof of roof condition before renewal. An inspection with remaining-life estimate satisfies most carrier requirements.

  • Recent home inspection flagged the roof

Home inspectors flag 'further evaluation recommended' without diagnosing the problem. A follow-up roof inspection by a roofer answers the actual question.
