Roof is 20+ years old
Most architectural shingles are rated 25-30 years, but real-world lifespan depends on ventilation, installation quality, and weather exposure. Past 20 years, plan for replacement within the next few seasons.
Widespread granule loss
Bald patches on shingles or piles of granules in gutters and downspouts mean the shingle's UV protection is gone — leaks follow within a year or two.
Multiple active leaks
One leak is a repair. Three or more at once usually means the whole system is failing and spot fixes just move the next leak somewhere else.
Shingle cupping, curling, or cracking
Edges turning up, corners lifting, or visible cracks across large sections mean the mat is failing and water-shedding is compromised.
Sagging rooflines
Visible dips or waves along the ridge or eaves point to deck damage — a full tear-off is the only way to inspect and repair it.

Full tear-off vs. layover
We almost always recommend full tear-off. Layovers hide deck damage, add weight, shorten new-shingle life, and often violate code or void warranties. Tear-off lets us correct everything underneath in one pass.
Deck inspection and re-sheathing
Every board is walked and tested. Rotted, delaminated, or warped sheathing is replaced with new plywood or OSB — priced per sheet so there are no surprises.
Upgraded underlayment system
Extended ice and water shield coverage at eaves, valleys, and all penetrations, plus synthetic underlayment across the full deck. This is where most leaks originate after year 15 — we don't cut corners here.
Premium architectural shingles
GAF Timberline HDZ or Owens Corning Duration — all with manufacturer warranties we register in your name. Designer shingles available for high-visibility architecture.
All new flashings
Step, counter, chimney, valley, and pipe flashings replaced — never reused. Old flashings are where leaks start before shingles fail.
Ventilation correction
Most older roofs have mismatched or insufficient ventilation. Replacement is when we fix it — balanced ridge/soffit venting sized to your attic volume, which extends shingle life significantly.
